Terms and Conditions

  • Make your holiday a relaxing and joyful time by knowing as much as possible about our wonderful property. Please read these terms and conditions.
  • If you decide to go ahead and book, we accept major credit cards (through PayPal), as well as checks and money orders.
  • 50% deposit is due immediately. The balance is due 45 days before arrival.
  • Any reservation made within 45 days of the start of the stay requires full payment and no checks will be accepted
  • Reservation is not confirmed until we receive BOTH 50% deposit, signed rental agreement and copy of primary renter’s driver’s license.
  • We will email you the rental agreement and will accept the signed agreement back via email, fax, or US postal service. If rental agreement is returned via USPS, time is of the essence.
  • Although we update our website regularly, all rates are subject to change until reservation is confirmed.
  • Please check the rate page of this website to see the minimum day rental policy for your selected dates.
  • A damage deposit of $400 is required. There is also a mandatory Mexican IVA tax  of 16% and a lodging tax of 3% that we must collect and is not included in the rental rate.  Your security deposit is fully refundable within 14 days of your departure provided that real and personal property are in the same condition as when you arrived and all terms of this agreement are met.
  • This is a strictly NON SMOKING rental – no smoking anywhere on the property.  A $400 deep cleaning charge will be made if there is any smoking on the property.
  • No pets are allowed on the premises.  If you are missing Fido or Fluffy, please volunteer with one of the island animal rescues. They always welcome any help!
  • Primary responsible party/renter must be at least 25 years of age.
